Just had a chimney cleaner/inspector come by and he said that they need to rebuild 2/3 of it. It does look like it is in bad shape, but he said it is $12500 to do the work. Does anyone know about chimnies or know a good chimney company they trust?

That does seem a bit excessive. A good mason should be able to help you out, but it will be a costly endeavor. Hope you don't have a historical house or it would be a nightmare to fix. Check out Blue Book on the Internet and cold call contractors to get prices.

I live in a townhouse in Reston, built in 1970. I'm pretty sure it is the original chimney and the previous owner never maintained it.

A few years ago, my parents had their *entire* chimney replaced for $5,000. Definitely call someone else. Probably a good idea to call several.

Oof, my chimney is in rough shape and this post is scaring me Sad

Yeah I would definitely call around. I don't know if general contractors can do it, but I would find out and try some of them as well.

Always get at least 3 estimates. Yes it's annoying, but can save you a ton.

Tree removal: $500-$2700 for same job

Roof replacement: $8000- $14000 same job

Heat Pump installation :$5500- $10000 same job, comparable unit (and massive difference in the warranty)

Those are three of our more recent experiences with the variance in charges you can have. Just because you live in Fairfax/Loudon county, people act like you are made of money Sad

I agree. I do construction estimating as a living and anywhere in Northern Virginia contractors charge a premium. Not due to the average income, but because of the expense getting to any job in Northern Virginia. There is typically a 20% increase due to the higher tax on product, the business license for each Town/County, and the lost time due to traffic. Remember that you will more than likely need a permit from Fairfax County to repair your chimney and the Fire Marshall may also have to inspect the finished product.
To save money, stay away from a General Contractor. You will pay a lot more for the same work. Go straight to the source and find a Class A licensed and insured Contractor. I'm assuming that this is a brick chimney? If so, all you need is the Flume liner, brick, mortar, roof flashing, maybe some shingles, and chimney grout. You may want to look into buying the materials yourself to save money and pay the Contractor's labor rate. This saves you a 10-20% mark up on materials. If you needed pipe, dirt, stone, concrete, asphalt...I could help you....once you get into the building, I'm lost.

@Davall - I got the same thing for tree removal. $2000 from the first place and $50 from the next.

@Skip - It is a brick chimney. Next time you were planning to come to GPC for a game, we can play at my place. I'll make some chili and we can look at my chimney.

I'll call around and get a couple more companies to come out.
